Longleaf Pointe Subdivision is located in Lincoln County, Georgia, along Lake Thurmond (Clark’s Hill Lake) consisting of 70 individually owned, deed restricted, residential lots. The lake boasts 1,200 miles of freshwater shoreline, excellent fishing, hunting, and recreational opportunities. All property owners fund the Longleaf Pointe Homeowner's Association, Inc.SM, a registered, nonprofit corporation in the State of Georgia. With the assistance of Community Association Management (CAM), the Association schedules annual members' meetings, sets the budget and assessments for the community, attends to member inquiries/requests, and contracts for the common needs of the community, including private street and grounds maintenance, signage, streetlights, and the Association’s legal and insurance requirements. The Association promotes adherence to community guidelines and aesthetics, oversees proper handling of Association funds, and maintains the longleafpointe.com website for the benefit of the property owners.

 

WELCOME to the Official Longleaf Pointe Homeowner's Association, Inc.SM website where members can locate the most requested LPHOA documents, Association News, as well as photos, videos, the Association’s calendar, meeting info, list of contacts, officers,  and FAQ’s etc. This site is for our members, and while many pages are available to the public, certain pages will only be available to members. To access the entire site, each member may register from this homepage by clicking “Register”, entering their info, then their membership will be confirmed and they will be added to the website. *Please, before contacting the Board or Management Company with questions, take a quick look at FAQ’s from the “Pages” menu to see if your answer might already be there.

Good morning,

I am going to give an update on where we are as a HOA board.  Not much has changed in the way of collecting paperwork from the previous President / Sec. of the board.  We have received nothing in the way of old files, documents, or any type of financial documents.  We are working off of the documents that were provided to us from the old CPA.  The board is just starting fresh and dealing with things as they come up.

As you may have read in an earlier post there is a lot of activity happening at the lake.  We have several homes being built and a lot of sales activity.  That is an amazing thing, and growth is good for all of us.  

The board approved the repair and cleanup of the HOA's leach field several months ago so that the lot owners tied to that space are able to get their septic permits.  That project has been accomplished, and several lot owners have obtained their permits.  This was and is something that the HOA is obligated to maintain as part of the agreement from the county to build the community.  The HOA board now has this area on a yearly schedule to cut and maintain as it should of been from the being.  
If you had a chance to ride out to the community, you would see the land scaping is back in check and we have a great company handling it for us.  Mr. Tim Richards was able to negotiate a great rate that saved us several thousand dollars a year.  If you would like to get with Monkey Lawn care about handling your personal lawn care while they are there, they will give you an estimate.  I will post their information if you are interested.  

Mrs. Toni Pawson and I  ( Tiffinie Deal) are working on having an in-person community meeting.  We are hoping to secure the date by the end of the week but right now we are leaning to the first Saturday in September.    I have found that the Lincoln Center in Lincolnton is a great place to have our meeting.  It is a nice space that has internet as well, so for those that cannot make it in person we will have the zoom link set up too.  There is a lot to discuss to get the HOA and community back on track.  We have a great start, and it has been bumpy, but we are making progress.  

If you are selling a lot and need an HOA letter for your closing, please give me or Mrs. Toni Pawson abuzz, we can get it out to you.  If you have any questions that you would like to address at the meeting, please email us and we will get it on the agenda.  I will have a list of campgrounds, motel, and air b-n-b's in the area for lodging if anyone would like.  The city of Lincolnton has grown a lot and there are several cute restaurants and a coffee shop!  The city administration is glad to see the community come to life and they have been most helpful with a lot of my questions and concerns.  If you have any questions, please let me know.  

Oh, I almost forgot.   I think we have found the community dock!   Mr. Draper, one of our new lot owners, sent me a message that while walking their property they come upon a floating dock smushed way up in the woods.  He believed it to be the one that floated way so many years ago.  We are going to see if we can get out there and get it moved and I am contacting the Corp. to see if they will renew our permit to have it back.  That was another thing the old HOA board did not keep up with.  Your underbrush and dock permits must be renewed, so please keep that in mind if you have either.

Also we are working hard to have a in person and zoom meeting to get all owners updated on the status of the HOA. As always, please email or call any board member if you have any questions. UPDATES: Update as of 1/20/2026

Hello Owners

I would like to welcome Betty Renard to the board serving as Assistant Secretary following our by laws. Betty will be an asset in moving this HOA forward. Her knowledge and organizational skills will be an asset as we try to provide transparency and updates.

Look for an official notice and update to come via email and snail mail. Please let us know if your information needs updating so you don't miss any updates. As always we will also post notices in the Facebook group. If you are on Facebook and would like to be added to our owners group, please email us and we will provide you the link. Hello Owners:

Here is the latest updates for Longleaf Pointe HOA,

Our previous board has resigned and a new board has been put in place. Our Management Firm CAM office of Lee Mason has decided not to renew our contract. Toni Pawson will be President, Tim Richards will be Vice President, Tiffinie Deal will be Secretary. As we wait for the previous board to transition and handover all documents, passwords, and any information we ask that you be patient with us. This board believes in transparency and allowing each owner to have a voice. You can find our contact information under the tab “Board Members and Directors”.  I look forward to serving this community and welcome dialogue. We will update our owners as soon as we can.

CONSTRUCTION:   The first home is currently available for viewing by prospective buyers. The future of Longleaf Pointe is looking bright, and lot owners should be pleased with the progress. This positive outcome would not have been possible without the hard work and determination of our volunteer leaders and the dedicated staff at (CAM) Community Association Management as well as the confidence of builders and owners who are invested in Longleaf Pointe. We thank everyone who refused to give up, and thanks to the Members who financially supported their HOA. To those owners who haven't paid their HOA assessments, it's time to remit those payments to support the financial well-being of the HOA and the maintenance of our subdivision property. A healthy and well-funded Association is vital to continued builder and homeowner interest in our subdivision.

Financial reports from Community Association Management (CAM) are routinely available for members to view under the “Financial Reports” menu. Each year, the HOA’s formal financial statements from the previous year, are ready by April 1. To understand how annual assessments are determined, and how funds are allocated, consider familiarizing yourself with the financials and the Annual Budgets.
